Attracting Buyers to Open House in Mesa
    by Reg Gustin

Showing Your Mesa Home to Its Advantage

Are you considering selling your home in Mesa? You know what a great community Mesa is; how welcoming it is, how it maintains a small town feel, how convenient it is to the city, not to mention how downright beautiful Mesa is. It's hard to believe that you can't just quickly sell the home and move into another great Mesa property.

Unfortunately, the real estate market doesn't seem to realize what a great value Mesa homes are. Actually, it's not just Mesa, the entire real estate market has seen a serious slow down. You used to be able to sell homes within a month. Now the market is much slower, and you may find your home on the market longer.

So, what can you do to jump start the sales process? It may be time to go back to the old methods of trying to sell homes: hosting an open house.

Even if your home is advertised on a web site, it's still valuable to consider an open house. An open house allows you to get buyers and agents into your home.

While it may not immediately result in the sale of your home, you can gain valuable insight into what makes your house attractive, or needs improvement for buyers. Open homes are also valuable because they get people into your home and possibly pass the information along to other prospective buyers.

There are a few basic steps to make your home as attractive as possible during the open house. Most steps are fairly basic, require little investment and can pay off big for your open house.

First, start off with a good spring cleaning of the home. Touch up or freshen up paint, both inside and outside of the home. Clean the floors, dust the furniture, make minor repairs and fix cosmetic problems. Adding fresh flowers to the rooms are also a nice touch.

Take some time to declutter your house. Your cherished knick knacks may be the hard earned result of some successful eBay bids, but they might not appeal to all the viewers. Besides, the more clutter in the home, the smaller your house appears.

Put away your personal items. There are two reasons for getting rid of the personal effects. First, you don't want your personal life on display for everyone to view as they walk through your home. You should be careful for security reasons; it's all too easy for someone to take a treasured item from your home if it's in plain view.

Second, you want your house to be a blank slate that anyone that walks through it can picture themselves in. The less reminders of you, and the more blank space for imagining their own belongings, the better.

Extend invitations to your open house. You want to get as many people as possible. Again, even if they aren't buying, they may know someone who is interested.

Open houses can still be very effective in selling your home. Ask your realtor to take down comments from attendees, and be willing to take action to correct potential problems. The more people that view your home, the better. You can get some constructive feedback on your home, and get it ready for a solid sale. You may be able to sell your Mesa home in no time and move into the next Mesa home.
